What ChatGPT, Gemini & Perplexity say about Coral Gables real estate agents
When a buyer types "who are the best real estate agents in Coral Gables?" into ChatGPT, Gemini, or Perplexity, which agents get named? We asked all three platforms directly in July 2026 and recorded every agent each one returned. Seven agents made all three lists — but two of the names AI returned couldn't be verified as real people at all.

Which Coral Gables agents did AI name?
Seven agents — David Siddons, Mike DeVito, Lisa Fox, Eric Farmelant, Anthony Askowitz, Milton Andrade, and Ashley Cusack — were named by all three platforms. Wesley Ulloa, named by two platforms here, also appeared in our separate Miami Beach research. Below is every agent we recorded who was named by two or more platforms.
| # | Agent | Named By | Platform Count |

| 1 | David Siddons (David Siddons Group) | ChatGPT Gemini Perplexity | 3 |

This is the full list of agents named by two or more platforms — 71 more were named by exactly one platform, mostly ChatGPT alone. Every name above except the two flagged with * was independently verified as a real, active agent.
Seven of 84 named agents (about 8%) made all three platforms' lists — among the strongest agreement we've found. But two of the 13 top-tier names, Christian Fernandez and Abel Gilbert, returned no identifiable results when we searched for them independently. Being named by two AI platforms is not the same as being a confirmed, findable person.
Platform-by-platform breakdown
The same pattern as every market we've studied: ChatGPT returns by far the longest, most inclusive list, Gemini the shortest and most selective, and Perplexity in between. All 7 of Gemini's smallest-list names cleared the bar on all three platforms — an unusually high hit rate for such a short list.
This reflects a single research pass conducted in July 2026, where we asked ChatGPT, Gemini, and Perplexity directly for real estate agent recommendations in Coral Gables, FL, and recorded every name each platform returned. It is a point-in-time snapshot, not a continuously updated feed.
Christian Fernandez and Abel Gilbert (flagged with * above) could not be verified as real, active Coral Gables agents at the time of this research — neither returned an identifiable agent website, brokerage profile, or listing under that name. This doesn't prove they aren't real people, but it means two names that cleared the bar on two AI platforms each couldn't be independently confirmed, a similar risk to what we found on our Scottsdale and Paradise Valley pages.
Two entries returned by the platforms were excluded from our counts entirely: "Aqua Listings" and "Ellie Awards" appear to be website/ranking-related text misread as agent names, not people.

Why AI recommendations matter for Coral Gables agents
Buyers are increasingly starting their agent search by asking AI rather than typing into Google. The agents who consistently cleared the bar here share a well-documented pattern: multi-decade track records, clear brokerage affiliation, and strong, consistent web presence — exactly the signals that make it easy for AI to confidently identify and cite a real person, as opposed to a name that shows up without any of that supporting evidence.

Frequently asked questions
Is this list complete?
No. This reflects only the agents named in response to the specific prompts we ran across three platforms during one research pass in July 2026. Coral Gables has many more licensed agents than the 84 we recorded — most simply weren't named by any platform when we asked. Absence from this list doesn't mean an agent has no AI visibility at all; it means they weren't surfaced by these particular queries at this particular time.
Why couldn't you verify some of the names AI returned?
Two names named by two platforms each, Christian Fernandez and Abel Gilbert, returned no identifiable matches when we searched for them independently — no agent website, brokerage profile, or listing under either name in Coral Gables. That doesn't prove they don't exist, but it means we can't confirm they're real, active agents the way we could for the other 11 names on this page.
How often does AI change which Coral Gables agents it names?
AI recommendations are not static. ChatGPT and Perplexity both use live web search, meaning their answers reflect current online information. An agent who builds new reviews, earns media coverage, or improves their directory presence can move up in AI recommendations over time. We plan to re-run this research periodically as AI platforms and agents' online presence evolve.
What is GEO (Generative Engine Optimization)?
GEO stands for Generative Engine Optimization — the practice of building your online presence so that AI systems can confidently identify, describe, and recommend you. It's the AI equivalent of SEO. For Coral Gables real estate agents, GEO means ensuring that your name, city, specialties, and reputation signals are clear and consistent across every platform AI systems reference.
Can any Coral Gables agent improve their AI visibility?
Yes. AI visibility is not determined by seniority or transaction volume — it's determined by the quality and consistency of your public online signals. Agents who start working on GEO now have a meaningful first-mover advantage, since most agents in this market have no AI visibility strategy at all.
